First of all, the description and the photos are not updated. For instance, the entrance looks different from the photo and now the sofabed is there. I stayed the same flat some years  before and now it has changed. 
Pro: great location( Vatican is 5 min to go, metro is 10 min , the shop COOP is 3 min to reach) big space, terrace( provided the weather is fine), wi-fi, city guide books in English. 
Cons: not a very good value for money for two persons ( the price €137 per night is as the nearby hotel price ( double room) with breakfast and even free airport transfer)
High floor, after long distance walking in the city it is tiring to get up, as well as it is really hard to get the baggage on the arrival and departure unless you are heavily built:))
The sofa bed now is placed in anty-chambre just at the entrance door-I don' think it is a proper and convenient place for a third person. 
The washing mashine is rather old and not clean and the one you don't want to put your lingerie or other small washing. As well as the hanger to dry it- it is awfully old and rusty. 
The electric cooker in the kitchen has 2 heating places and it is rather for making coffe than to prepare pasta or some other meals as hardly you can manage to place at one time a pan and a casserole. 
The central heating is needed if the outside temperature is below 10, as it is very airy flat- many doors and windows, on the other hand, there is no a conditioner just electric air fan. ( to switch the heating you need to address the owner who manage it unless she is available)
The TV was not working. ( as we understood -not paid TV card on the satellite). 
The hair dryer is a pocket size and can't help you with long hair
To conclude, the reason why you stay in a flat rather than in hotel couldn't meet your expectations in terms of the price( compatible with the hotel) and amenities.
