Guglielmo is a great communicator and very accommodating. The apartment is very well equiped and comfortable and so close to all the major attractions. The area is more local and has lots of great cafes and some pretty great Roman places to eat. Love it!

Thanks to Guglielmo our stay in Rome became a lot better! He took the time to let us in personally as we arrived late at night, which was an enormous relief. The apartment is very cosy and with its high ceiling it seemed bigger than I had imagined. Everything we needed was to be found in in the apartment. The neighbourhood is quiet and the nearest metro, that took us to the center of city in 5 minutes, is just around the corner. All in all a great stay! Thank you Guglielmo

Lovely, cozy apartment located very close to key sites and public transportation. I stayed here for three weeks, mostly by myself, but the apartment also comfortably accommodated (separate) visits by my brother and my friend.

Останавливался в этих апартаментах на 10 дней с девушкой. Апартаменты очень чистые и красивые, есть вся необходимая бытовая техника, если предпочитаете готовить дома. Расположение очень удачное, метро за углом, пешком до Колизея 10 минут, до Термини 10 минут. Метро буквально за углом, 4 остановки до площади Испании, 7 до Ватикана. Отношение к гостям очень дружелюбное и благожелательное - засели в удобное время, Guglielmo( не знаю как написать/ произнести по-русски) был очень внимателен и всячески хотел помочь нам ! В общем, очень комфортно провели время в Риме. Спасибо, Guglielmo, приедем ещё;)

I had a lovely stay with my boyfriend in Guglielmo's apartment in Rome. It was very suitable for two and we managed to walk to all touristy places in 10-45 minutes depending on what we wanted to see. I must say that the shower was a little bit inconvenient since the hose wasn't attached properly. The beds were very comfy, just remember a pair of slippers for climbing the ladder (if you have sensitive feet like me ). Luckily, our host was very easy to get in touch with and super helpful when we were in doubt or trouble (especially when we needed help with printing our tickets for the Vatican! Thank you) overall we enjoyed our stay in this cozy flat. We will definitely be back!

For a stay for 2 persons it's ok. Guglielmo was very nice, and always at hand. But the place was darker than it looked in the photos, it also barely lets any sunlight in, and the lighting was very dim. But to be fair, the kitchen and the bed were good, and the internet amazing. If you aren't very picky, then you are fine with this place

We enjoyed our trip to Rome and the stay at Guglielmo's apartment. The flat is very well located and most tourist attractions are in walking distance. The communication with the host and check in went very well! The only thing a little disturbing were some hammering noises that started at around 8.30 am. But this might not always be the case, maybe some neighbor just started renovating. All in all we would love to come back! Thanks Guglielmo!

My host made us to feel very welcome. Our host did not wait for us but in agreement with Mary, his deputy, since - arriving in Rome to leaving the apartment- we had no problems. Everything was as we were told and the apartment was exactly as in the pictures. As for the location - is excellent and everything we used to go on foot. Who needs Metro - metro station Vitorio E. is very close. Termini station is 10-15 min. from flat.

A partire dalla posizione, è a soli 90 metri dalla stazione della metropolitana Vittorio Emanuele, uno dei più centrali, una fermata da Termini. Ed è situato nel centro commerciale e gastronomico di Piazza Vittorio Emanuele. 

L'appartamento è ottimo, perfetto per andare da solo, o due passoas, ha un design abbastanza unico, simile ad un Atelier. Aggiunta ha tutto il necessario, arredato, cucina completa, lavatrice e tutto. Oltre ad essere in un bel palazzo.

E il padrone di casa, Guiglelmo è ottimo molto utile oltre a una grande persona, ho avuto il piacere di incontrarlo di persona quando è venuto a visitare per aiutarmi a trovare un posto dove vivere stabilmente qui a Roma. 

Tornarei o piu presto possibile, e lo consiglio a tutti.

Great little apartment in Rome, we loved staying here and having our own little space to cook, clean our gear in or just relax in the morning. Super close to subway, tram, or buses to get about the city and even closer to some of the best indian in Rome ( high end and low end ).

The whole process although our first time with Roman Reference felt like a gamble at first, but was totally cool! Super easy and everything worked out as anticipated, Roman Reference was great with correspondence and transperancy of the process along with the aprtment owner and gentlemen who we picked the keys up off.  definately recommmend this apartment. Made the end of our trip a delight after some disapointing interaction with car rental.. apartment 300 and RR renewed my faith that not everyone was out to rip me off.

L'appartement est situé dans un quartier pas très sécurisé.
La déco du logement est sympa, le logement et le linge sont propres. Dommage que la salle d'eau soit mal conçue, ce qui provoque des moisisures sur la porte et une hygiène limite.

L'appartement est sympa et propre. Assez spacieux : nous étions trois adultes et on ne se marchait pas dessus. Il est par contre très sombre, il faut toujours avoir la lumière allumée, même en pleine journée (mais nous n'étions pas là pour rester dans l'appartement !!). Il est assez calme, donnant sur une cour intérieure, donc ça raisonne parfois un peu (surtout le samedi soir). Il est effectivement situé à 2 pas du métro, et à 10 minutes à pied de la gare Termini ou du Colisée. Nous n'avons pas regretté notre choix.

Nos encanto el piso. Es muy pequeño pero muy agradable. Ademas tiene la ventaja que está al lado del metro y que hay muchas rutas que se pueden hacer andando desde el apartamento. Vinimos con dos niños , uno de 1,5 año y el otro de 7 años y pudieron dormir en el sofa de abajo. El colchon está en el suelo y por eso no habia ningún peligro para ellos. La unica pega que encontramos era la falta de unos buenos cuchillos para poder cocinar un minimo!!! Pero nos apañamos con lo que había!

Eine super schöne Erfahrung, die ich jedem empfehlen kann!
Nach der Buchung hatte ich bezüglich 1-2 Fragen sehr netten Kontakt per email mit den Organisatoren, der Check-In vor Ort verlief ebenso unkompliziert und auch sehr nett.
Zur Wohnung: alles genau so wie auf den Fotos zu sehen. Nicht besonders luxeriös, aber man hat alles da, was man für ein paar Tage braucht und es war auch alles sauber und hat funktioniert. Zu Fuß sinds ca 10-15 Minuten zum Kolosseum und eine u-bahn station und ein Lebensmittel-Laden ist auch direkt in der Nähe. Gut geeignet für ein Kurzurlaub zu zweit!

We - me and two my sons six and ten years old - spent five wonderful days there. It is a small but very comfortable and cozy apartment, warm even in cold weather.
Nearby, there were grocery stores, so I could cook at home. There was everything you need in the kitchen, except board for cutting vegetables.
The windows overlook the courtyard, so it was very quiet at home.
The apartment is located very close to the metro, bus and tram stops. If you want, you can walk to the center (to the Coliseum and to Santa Maria Maggiore, for example).
Directly across the street, there is Internet cafe.
There were, of course, some disadvantages:
-         In the shower, hot water was weak.
-        Not all the lights worked.
-        The phone rang very poorly so it was very simple to miss incoming calls.
-        I could not make outgoing calls from the phone.
-         In spite of the upper floor of the bunk bed is very comfortable, there are no reliable obstacles there, so I didn’t venture to put my six-year child on it.
-         The sofa below, when expanded, is not very comfortable for those who have sensitive back like me. However, the children slept quietly on it.
But in general, there was a sense of life in the real Rome. And I would be very happy to stay there again.

Very good location - near metro station and just about 10 minutes walk from Termini railway station. Very quiet. Good and cheep chinese and indian restorans next door. Free internet. It is not very clean, but this is not a big obstacle. We really liked it.

The apartment was in a perfect location -- walking distance to absolutely everything. Though the surrounding neighbourhood was not the greatest, it still felt safe and secure. Handing over keys etc was well organised. Location is average, with some dubious caracters hanging about the street at night. Security of the apartment is first class. The apartment was good enough for the price.Could you please put some padding on the steps to the loft, they hurt your feet when climbing up!

TV system not working properly only 3 channels but not in continuous. Please have terrace in front of flat window cleaned because it is full of garbages.

The TV set has been changed for a new one, cable working perfectly now with tens of channels uncluding CNN and BBC and send the cleaners to the terrace in front of the window (that work should be done by the building management, but we always end up doing it for them, sorry!). Quite a good location. Could be a decent place if it was cleaned. The promised internet didn't work and i gave up on it after about 5 calls to roman reference and the owner of the apartment.Owner Replies: Regarding the cleaning I've been told the water heater technician had been in right before you came and after the cleaners were in. I reckon he may have created some dust right before your arrival and you may be referring to that when you complain about cleaning. We're terribly sorry about that! Please always tell us when there are issues like this, we will immediately send the cleaners in. Regarding the internet we are investigating with the provider, over the phone while you were there they said it was working, testing wifi on my own macair computer it works. I don't know what could have been the matter frankly.

L'appartement est globalement propre, bien situé, spacieux, mais pas pratique du tout ! On se douche quasiment dans le lavabo (sans rideau), le four ne fonctionne pas et l'échelle pour monter dans le lit est une épreuve de force (à réaliser avec chaussures), sans compter que le moitié des prises électriques (et donc de l'éclairage) est hors service.

Merci beaucoup pour vos commentaires! Je suis vraiment désolé d'apprendre vos inconvénients lors de votre séjour.
En effet, la salle de bain ( comme indiqué dans la description) est une douche "ouverte" et il est préférable d'y entrer pieds nus. Etant donné que c'est une douche ouverte, il est donc normal de mouiller le lavabo et d'autre part, l'espace de douche est au moins 3 fois supérieur à la norme.
Concernant le four, nous l'avons testé, et je suis navré de vous apprendre qu'il marche; je ferai en sorte d'informer comment fonctionne le four à la personne en charge de remettre les clefs. J'ai également installé un four à micro onde à présent.
Je suis vraiment désolé que vous n'ayez pas aimé la petite échelle qui est pour moi, ma petite pointe de fierté dans l'appartement. Certes, elle n'est pas confortable, mais je ne comprends pas pourquoi aviez vous besoin de chaussures, mais après tout, j'ai bien noté dans la description que l'appartement est mieux adapté aux jeunes personnes. Ce que je veux dire c'est, l'appartement est ok (confortable), mais pas dans le standard luxueux.
Nous avons fixé toutes les prises électriques qui étaient cassées, mes excuses.
J'espère avoir le plaisir travailler de nouveau avec vous pour que je puisse vous montrer les améliorations apportées!

-This apartment could be substantially pleasanter with a little work by the owner. There is not a hook or rack to hang things on in the bathroom, the shower head has a crack in it, so that it sprays out the side, the toilet seat is loose, and the locks on the windows are old and rusted, so that it is a struggle to lock them (see below). A single roll of paper towels would allow one to wash dishes without having to go shopping right
after arrival. And it should be mentioned explicitly that the
apartment windows are right on a roof, so that one is advised on arrival that one should keep the windows locked whenever not in the apartment. Management Reply Sorry to read this! It must have been a coincidence we always look after these details. It's all fixed now besides the roll of paper for the dishes, since in Italy we don't do that but just hang them to dry on the appropriate hanging rack above the sink. Please note: the roof you mention is strictly private to the building, you make it sound as a dangerous on-street entry which is undeserved really. Also I would have welcomed a note of appreciation among all the above critics since you found air conditioning in the apartment which was not included at the moment of booking. At any rate your comments are helpful, thank you for that! If you tell us right away we fix minor issues like these on the spot. Next time!

Die Wohnung liegt sehr zentral in einem Wohnviertel, nähe Hauptbahnhof Termini. Mit der Metro (Fußweg 2 Minuten) alles leicht und schnell erreichbar, die Busse sind wegen Unpünktlichkeit und Überfüllung nicht zu empfehlen. Supermarkt mit normalen Preisen in der Nähe (via Buenarotti, Fußweg 5 Minuten). Die Wohnung ist ruhig, auch im Hochsommer dank der kleinen Fenster und dicken Mauern angenehm kühl. Während unseres Aufenthaltes wurde sogar eine Klimaanlage eingebaut, die allerdings kaum nötig ist. Die Einrichtung ist zweckmäßig im Hinblick auf eine beabsichtigte Erkundung der Stadt. Großen Komfort darf man nicht erwarten. Ohne Rückenleiden kann man das Hochbett über die Leiter problemlos erreichen. Lediglich das Waschbecken im Bad ist ungeeignet, man kann sich aber dank des Spülbeckens in der Küche arrangieren. Auch das TV funktionierte nicht. Küche, Dusche und Toilette sind aber o.k. Auch war alles sauber. Alles in allem eine für 2 Personen, die die Stadt von zentraler Stelle aus erkunden wollen und nicht den häuslichen Standard erwarten, eine gute Wahl. Im Viertel fühlten wir uns jederzeit sicher, auch abends. Wir würden uns wieder so entscheiden.

Acheter 2 chaises hautes supplémentaires pour la table à manger.
Acheter un canapé convertible de taille standard pour accueillir 2 personnes. Le canapé actuel est trop petit pour 2 adultes.
D'autre part, nous avons été surpris qu'il n'y ait pas d'inventaire du matériel à l'arrivée. C'est commode mais peut-être un peu risqué puisque vous demandez les caractéristiques de la carte bancaire pour caution! Vous misez sur la confiance réciproque. c'est bien tant que les locataires sont sérieux!

Offering should indicate there is no Air Conditioning. Appartment required some ventilation and was dusty.
The offering should also indicate the late arrival charge, before a reservation is confirmed.

In Italy a/c isn't considered a basic (like for example the heating), this is why we include it as an optional amenity in the search engine. Sorry to read about the dust, the apartment has 3 windows and a ceiling fan, the combination of open window and fan does quickly create some dust in the apartment. I'm making sure to ask the cleaners to pay double attention to it. We do inform both in the Q&A and in the confirmation email that late arrivals incur an extra charge. Der Geräuschpegel war in Ordnung. Man konnte gut schlafen. Die Lage der Wohnung war super. Herrlich zentral.
Im Badezimmer war leider Schimmel, was man dann auch nach jeder Dusche, wenn der Raum feucht war, entsprechend gerochen hat. über der Toilette war der Beuler angebracht. Er war undicht und tropfte stetig auf die Toilette, so dass die Brille immer unangenehm naß war.
Weiterhin hatten wir keine Möglichkeit, unsere Kleidung unterzubringen. Der einzig vorhandene Schrank war hochvoll mit Decken und diversen anderen Dingen belegt.
Zur Küchenausstattung folgender Hinweis: Es wäre schön, wenn wenigstens eine Salatschüssel vorhanden gewesen wäre. So mussten wir unseren Salat in einer alten Bratpfanne anrichten.
Owner's Note: The bathroom is repainted every 6 months (jan 2010 has been repainted again), problem is that being so small it easily becomes a steam bath after one long shower, which is very enjoyable, but one should open both windows after it otherwise it immediatly gets mouldy. We're taking uttermost attention to this problem now and the cleaner brings anti mould with her every time she goes. The water heater has been changed (jan 2010) so that problem is also fixed. We've bought a salad bowl. Thanks a million for your feedback!

Die Wohung hat eine supertolle Lage und schön ruhig. Es ist alles sehr schnell zu erreichen - Metro keine 5 Minuten zu gehen. Die Wohung hat alles was man braucht. Wir haben uns sehr wohlgefühlt. Würden diese Wohung jederzeit wieder buchen.

L'appartamento era comodo, abbastanza pulito (salve il grande tapetto). Ma il materiale hi-fi sotto il frigorifer funzionava malissimo. Comunque tutto ok. Ben collegato con bus e metro. Tornero' ad agosto. ( ho visto sul foglio che mi ha dato Enz che avro' uno sconto sul prezzo la prossima volta).

Mitten im Herzen von Rom, Super Ausgangslage für die Stadtbesichtigung, 10 min. zu Fuß zum Colosseum, 3 min. zur U-Bahn, 10 min. zum Hauptbahnhof, 10 min. zum Markt, 20 min. mit der U-Bahn zum Vatikan usw., nettes Viertel, freundliche Leute, Pizza um die Ecke, freundlicher und unkomplizierter Vermieter, spricht auch deutsch, Wohnung ist rustikal, alles drin was man braucht, hat auch alles funktioniert, am Hochbett fehlt die Seitenbegrenzung, sonst für Familie geeignet, typisches Wohnhaus, Preis für römische Verhältnisse Top. Hat Spaß gemacht! Gerne wieder!

Thanks so much for the use of this great apartment!It was perfect!We even used the hairdryer in the desk drawer but were never "home" enough to use the "cooker". We only wish we would have stayed here instead of somewhere else on the first 2 nights of our 2 weeks trip!Your travel hints were terrific + would have come in handy of that time.
