Lovely apartment in the heart of Rome, 5 minutes walk from Santa Maria Maggiore and from S. Giovanni in Laterano, only a few minutes from the Colosseo, well connected to all areas of Rome by trams, buses and underground.
90sq.mts, sunny, quiet apartment set on top floor with elevator, it consists of:
LIVING ROOM
with table and 4 chairs,1 sofa, 1 sofa, armchair, air conditioning and window with view on Santa Maria Maggiore;
2 BEDROOMS
#1 with double sofa bed, wardrobe, desk and chair, window with view on Santa Maria Maggiore;

with gas stove, electric oven, microwave, refrigerator and freezer, dishwasher

The apartment was beautiful and thoughtfully decorated! It was a lot of space and I was a solo traveler but I felt at home. The view from the apartment was stunning, though you do hear the church bells often. The location was close to buses and trains. Had good restaurants within walking distance as well. Overall had a great stay :)

I had the best time staying at Coliseum's loft in Rome. The location is perfect, close to the train station and a lot of the popular sights! There’s a farmer’s market right downstairs if you want to buy any groceries for your stay. The apartment is so spacious and well appointed. I would stay again in a heartbeat.

We had a fantastic few days staying in this apartment. It was clean, comfortable, spacious and free of clutter. A superb rooftop view of Basilica Santa Maria was a bonus. The entrance felt very secure and the lift a godsend after a long day walking. We like walking and it’s a great location for that. The area of Monti is vibrant and arty. There were some excellent restaurants, one to mention is Ristorante Tema. We ended up returning there as the staff were so friendly, food delicious and they offered extra touches such as Limoncello and a delicious cherry and almond liqueur. For anyone wanting a peaceful home from home apartment to return to after a long day sightseeing, this is a great option and the air conditioning was the icing on the cake!! We would certainly return and will recommend to our friends and family. Guglielmo and his staff made the initial access very smooth with Iryna meeting us outside at a pre arranged time and showing us everything in the apartment. Thank you!!


Hi Guglielmo. Thanks so much for your excellent communication and please pass on our thanks to Iryna too. We had a great few days, the apartment was perfect. The only thing I’d suggest for an improvement is the shower. It’s pretty tight so I wouldn’t have wanted to be much bigger and the shower head I’m guessing was broken slightly, so held together with string which made it impossible to move around. Just a small thing but the improvement would go a long way. Otherwise we really enjoyed our stay. I think I said previously that we prefer to stay in the more traditional Airbnb apartments. It makes you get a better feel for the city. Thanks for all your help and we will recommend you and the apartment to friends and family. Cheers Cress

Super nice location and the rooms were comfortable! The kitchen had all the basics and having a washing machine was very helpful in the middle of the summer.

One thing I’d point out would be the lighting issue. It needed getting used to using all the lights and the middle room we couldn’t use it till the last day so a clearer instruction for this would have been helpful!

This is a bright very spacious apartment. the pictures do not quite do it justice. We especially enjoyed the whirlpool/jacuzzi tub which was wonderful after a long day of walking around Rome. The location is great as it is easy to get around Rome from there. Several of Rome's significant historic and archeological sites are within walking distance of the apartment lt is near public transit, many good restaurants, places to shop and buy groceries. It is also on a very quiet street which has a fruit and vegetable stand, a fresh and cured meat and cheese stand, and a pop up clothing stand on most days, and few cars at night. Guglielmo and his helper Irena were very welcoming, helpful and responsive. We would definitely stay here again.

We would have been interested to know what are some of your favourite restaurants though :)

We loved our stay at Balbo apartment. The apartment was spacious, modern, and very comfortable. We found it the kind of place that was we enjoyed returning to at the end of a long day in the city. Additionally, the location is ideal--just far enough from Termini to be in a pleasant area, yet walking distance, and easy to other parts of Rome. There's a great cafe/bar on the corner, big supermarket within a few blocks, and plenty of restaurants. Additionally, a top floor apartment (with easy elevator access), the view of Rome is stunning--particularly at night. We would certainly stay their again.

Amazing place! Very near the most famous places in Rome. Very accessible by bus (use 64 or 70). The apartment is really nice, very spacious. Just a heads up: it does has a lift, but if you have big luggage it would be a bit of a problem to get them there since you need to go up a few stairs to get to the lift. But Guglielmo is an amazing host, I really recommend his place!

Everything was fantastic, just if you could specify that there are stairs before taking the lift will help people who will bring heavy luggage!

Très bien situé et beau condo! Un super quartier nous avons visité tout à pied. Nous étions très contents de l’endroit et du quartier. Grand espace et propre. Nous sommes arrivés tôt en matinée et on nous a accommodé sans hésiter! Nous avons vraiment apprécié!


Super appart! Merci beaucoup! Petite note pour vous, dans l’annonce vous parliez d’une télévision, mais il n’y en avait pas. Peut-être l’enlever de l’annonce pour ne pas faire de malheureux. Aussi certaines choses étaient cachées sous le lit mais nous incommodaient lorsque nous dormions. Le matelas n’était pas à plat et il était en angle à cause de ses objets. Peut-être mentionner le tout au proprio de la place. nous avons du dormir la tête de l’autre sens. Sinon nous avons vraiment aimé l’endroit et la ville! Merci beaucoup

No nos gustó ni nos sentimos cómodos. La limpieza no era "profesional" según lo explicado y tuve que repasar las áreas de uso principales. Era un departamento amplio, bien ubicado pero frío. Las restricciones y regulaciones de temperatura romanas deberían estar aclaradas antes de reservar. El baño olía. Las sábanas tenían olor a cigarrillo. Polvo debajo de los colchones y en general. Las camas eran catres desbalanceados, que además hacían ruido. Áreas cerradas con cierto olor a humedad. Poca presión de agua en el baño, fue difícil bañarse, se apagaba el calentador a cada rato. El agua de la cocina salía con alguna clase de sedimentos.

Tengo 25 años de experiencia en el campo administrando docenas de apartamentos en Roma y París y reconozco a los alborotadores cuando los conozco. Incluso tengo estadísticas para ellos y, en general, es uno de 20 invitados más o menos. Cuando aparecieron Ruth y Marcelo, supe que era el momento. Para empezar, una temperatura de 22 grados C. en el apartamento era demasiado fría para que la aceptaran... Cuando les dije que en Italia en general (que yo sepa también en Europa) y en Roma en particular ha pasado una ley que prohíbe mantener más de 20 grados en casa durante el invierno (con dos grados de tolerancia), debido al calentamiento global, la contaminación en la ciudad y la guerra en Ucrania, pensaron que esto era una barbaridad y debería señalarse en la descripción que deberían ser forzados a temperaturas tan frías como el hielo... Por cierto, podían y no las respetaron, ya que el termostato se podía cambiar fácilmente a una temperatura más alta y descubrimos que lo subieron a 24 grados C. Después de eso comenzaron a quejarse de la limpieza y para ello llegaron a levantar la cama y mirar en el baúl de la misma, donde el dueño guardaba sus cosas personales. Por lo general, cuando los huéspedes deshonestos llegan a este extremo, buscan descuentos o mejoras, y dejé en claro que esto no iba a suceder, y dejaron en claro que una mala crítica era el precio a pagar y aquí vamos. Ahora, pasa, es parte del trabajo, otras 19 veces hicimos amistades, está bien. Además, este es un apartamento privado vivido, claro, no es una habitación de Hilton. Pero este sitio web se llama Airbnb y se creó para apartamentos privados, no para habitaciones de hotel. Aparte de eso, los estándares están bien, de lo contrario simplemente no lo habría incluido en la lista, no es "mi" apartamento, es uno de los apartamentos que elegí para administrar. Respecto a la limpieza es un hecho que utilizamos una agencia profesional catalogada para realizarla, por lo tanto es profesional..

This was absolutely the most perfect apartment. It’s so spacious, has all the utilities, comfortable, while also being so pretty. The apartment has all the cooking utilities, fast wifi, air conditioning for the summer, and an elevator in the building. It’s not in the center of all the touristy stuff, so it’s quiet and the outside streets aren’t too overwhelming, but that’s exactly what we wanted for our stay. Its still close to amazing restaurants, grocery stores, and also the train station. Guglielmo was an amazing host and I would recommend this apartment to anyone coming to visit Rome

The pictures do not do this apartment justice. It's beautiful and a lot bigger than it looks in photos. Location is perfect. 8 minute walk to Roma Termini. You can walk to the coliseum, etc. There is a fantastic pasta place around the corner (100 meters away). Also the best pasta in Rome (imho) is Enoteca Corsi is about 20 minute walk. WORTH THE TRIP!

What a wonderful place to stay! PierGuido's apartment is close to Termini station, has a wonderful view, is incredibly spacious and a short walk to Rome's well known historic attractions (i.e. Colosseum, Roman Forum, Santa Maria Majore, etc.) We loved this quaint apartment. I would definitely say that this is one the best impression of our whole city trip to Rome. It is so important to feel ourselves in a such cozy and stylish place during traveling. The place has everything you need and even more such as a great library, stylish magazines and old-fashioned furniture. Beautiful view, bell-ringing of a historical chapel are also benefits. We loved to stay in this apartment!
It was the first time we rent a place using Cities Reference website, and everything ran perfectly well.

The owner of this apartment was very gentle and receptive, gave useful tips of bar and restaurants in the neighborhood, and was there when I arrived, explaining how everything worked in the flat.
The area is great, it's a small distance to Termini station (like 10 minutes walking), but you don't feel you are around a train station. Around 100 meters from the apartment you found the most charming area of Rome, called Monti.
There are many small businesses, cafes, bars, restaurants, everything you may need and want to do in Rome. There's also a supermarket few steps from there, very handful.
It's also close to the major touristic attractions, we basically visited the whole city by walk. And if you need to take a taxi, it won't be expensive at all.

There's a street market everyday on Cesare Balbo street, but it didn't bother us at all.

The apartment is comfortable, with big rooms and very nice living room. The kitchen is a little small compared to the rest of the apartment, but it wasn't a probably.
It has a beautiful light, and nice view of Basilica Santa Maria Maggiore.
Everything was clean and organized, and Cities Reference provided the sheets and towels. The two double beds were very good (one proper bed, and the other, a comfortable sofa bed). The bed for the 5th person wasn't so good as the others.
Internet worked fine the whole period, as well as everything in the house.

If I could, I would come every year to Rome and always stay in this apartment.

nice, clean but the kitchen needs a bit of work and please a sharp knife, otherwise really close to the theatre where I was working, lovely little market just outside the door. nice and quiet until a neighbor started some repairs before 8 am a few days before we left, but I would stay there again if I needed to be there again.

Excellent location and spacious appartement. The little Market in the morning is full of charme, convenient and the noise did not bother me. It contained more equiment than I had thought: dishwasher, washingmashin, hairdryer, jacuzzi bath,... The only thing missing was a kettle for cups of tea! Otherwise it's perfectly equipped for coffee. Being there in the heat of summer I found I could have had 1 more air conditionning machine of a portable fan would have been nice. But I highly recommend it and I hope to return soon!
