Apartment set 5 minutes walk from Colosseo and from S. Giovanni in Laterano, well connected to all areas of Rome by trams, buses and underground.

Apartment Owner's Notes and Description
This charming studio features tiled floors, a high curved ceiling with brickwork and well selected furnishings and fixtures. The living and sleeping room features a  double bed  (which can be separated into two single beds, memory matresses, ergonomic bedframes), sofa, dining table with seating for all guests and a sat/television. The kitchen is small but well equipped making it possible to prepare simple meals. The bathroom is modern and features a sink, shower and toilet.  Underground level (8 steps down)
Located just a short distance from the Colosseum, this apartment is ideal for business travellers or couples after charming Rome accommodation in the heart of the old city.

When we first walked into this apartment we were amazed by how cute the room was as well as the amenities such as a tv, kitchenette, and air conditioning. The bed was comfortable, the location is good. I think if we would have used this room in any other season, it would have been fine, but this week was 100 degree weather and was excrutiating. European air conditioning does not work, this room was not an exception. We ended up opening the windows instead. It is a basement apartment and has 3 windows that look into an outdoor patio behind the apartment complex. This ended up being awful because not only were the people loud on the patio in the morning, but the office of the company that owns this apartment, eats and sheets, was next to our room as was very loud as early as 630am. Also there was construction upstairs every morning. Basically we never slept and had to take 5 cold showers a day. We had a bad stay, but I don't think this is a bad place. Just don't go to Rome during July or August.

Couldn't ask for a better location! The perfect little apartment, we had the best time. Will definitely be in touch again the next time we are in Rome. Thanks for everything! Note to anyone who stays here, there are numerous cafes and restaurants in the immediate area (really good food), but take a little extra walk up S. Giovani to a cafe called Caffe l'800 for the BEST cappuccino in the area.

Fantastic place, fabulous location. I read some reviews complaining about the sofa bed but when we went they had an actual bed. They have everything you need, even the small things that are very nice to have, for example, oil, salt, etc. We would definitely stay there again. Federico is very nice and friendly as well as Gloria.

We had a very nice time in the apartment, there were everything we needed. It was a very good starting point when we were going to see the tourist attractions in Rome, the colosseo where just at the end of the road, And the supermarket was only a few minute work away. We only had to things we weren’t satisfied whit it was first of all the dehumidifier there were placed in the apartment, it was very noisy And the bed wasn’t that comfortable. But overall a very nice apartment.

The location, just 2 minutes from the Colluseum, cant be beat. The pull out couch as bed though is not as comfortable as one would hope for on vacation.

Location is GREAT for touring ancient Rome on foot. Plus the Metro (subway) is only an 5-10 minute walk from the basement apartment so you can easily get anywhere you want. It is a small place with a small bathroom, but definitely a value pick for the price. The pull out sofa bed comfortably fit my husband and I with no complaints (and we are light sleepers). The small kitchen was excellent. Use of the washer was convenient. The de-humidifier was a life saver. The air conditioner was excellent for the middle of summer, although it did make a ticking noise which hopefully will be fixed before the next visitor arrives. The hot water is VERY hot but limited in volume, so plan showers accordingly. A neighborhood map is given to you upon arrival which is great. One of the two close grocery stores is significantly less expensive than the other, so go to the store located at about 22 Via Annia. The neighborhood food recommendations are okay, but for a FANTASTIC place to eat dinner that is less touristy, walk 15 minutes to Vecchia Roma at Via Ferruccio, 12. It's full of locals once it gets later in the evening. In summary, we enjoyed our stay immensely (6 nights) and recommend this place to any budget traveling pair who would prefer a non-hotel environment.

We thoroughly enjoyed our stay in this small, but beautiful studio. It was very well stocked with kitchen supplies. You only had to supply the food. The bathroom was tiny, but did the job. Just about everything we wanted to see was located close enough to walk to. Yes, even Vatican City. It was a long walk, but doable. The bus stop to get to Termini Station was only about a 10 min walk away. If you want internet access, you need to set it up with the owner beforehand. Otherwise, there's a small internet place within about 5 minutes just down towards the Colosseum and over one street. On the other hand, our daughters were concerned that they hadn't heard from us so one of them emailed the Roman Reference people and they got a message to the owner and he came out and left a note on our door. That was excellent service and we appreciated it. Thank you. We've already recommended you to another couple who will be visiting in September. Oh, the best little bar/coffee place is down one block and then turn left. It's on the non-Colosseum side of the street. Very nice people. Excellent coffee and warm pastries when you get there early.

L'appartament est magnifique! il est petit mais il n'est pas loigne du colosseo et du metro. Il a tout ce qui il peux servir. Il y a aussi beaucoup de bar et local tipique italien a moin de 5 minut e pour finir la madam qui m'a monstré la maison à ete trés gentile.

Extremely nice and friendly owners...his mother baked us a very delicious italian pastry, perfect location, clean and presentable, has everything you would need to stay here, a lot of character. We can't say enough about this apartment. The pull out bed is even comfy!!! We will recommend this apartment to anyone planning to come; it won't dissapoint you.
