1min. walk from the underground, behind the corner from Santa Maria Maggiore church and Coliseum, in one of Rome's oldest neighborhoods;
65sq.mts. quiet apartment set on the first floor and consists of:
ENTRANCE
with bookshelves;
BEDROOM
with full bed, wardrobe, bookshelves, AC and window on inner courtyard;
LIVING ROOM
with kitchen corner, double sofa bed, bookshelves, table and 4 chairs, tv, dvd and cd player, AC, stereo cassette player and 2 windows on Via Urbana;
KITCHEN CORNER
with gas stove and electric oven, refrigerator and freezer, table and 4 chairs, american coffee machine, AC, ventilation system;
BATHROOM
with bath tub and shower fix, bidet, gas water heater, washing machine and window on inner courtyard;

Independent heating, quiet, tv, stereo, dvd and cd player, wm, AC, parquet, no phone, elevator, Internet DSL and WiFi,  2 fans, baby cot. Monthly possible; discount for two weeks or more.

Via Urbana is a very typical street in the heart of Rione Monti, one of now increasingly rare areas of Rome which preserve intact the atmosphere and the charm and the old traditions.
In addition to all the major stores and services, the area offers the possibility of a pleasant walk through the still numerous artisan shops.
Urbana apartment is located less than a minute walk from the subway station and is a strategic starting point to reach the monuments and major sights in Rome.

Pros:  The location, the apartment is located near Cavour metro and at walking distance from Forum and Colosseum and in a busy and trendy street full of restaurants and bars.  There are supermarkets at Piaza Maria Magiori and nearby bakery and small convenience stores.  The size of kitchen/eaten/sofa area is OK and have good light as there 2 windowns with a view to the street. The wi-fi works well. The wooden floor and size of corridor is good. The kitchen has salt and sugar for you to use and there was a small bottle of oilve oil too.

Our second visit to this apartment was for its location. Via Urbana is a semi pedestrian street, quiet yet interesting mix of residential and business activity, with everything necessary close by. Many attractions within walking distance and the underground station at the bottom of the street. We could easily imagine living in this apartment. A good supply of books in several langiuages and CD's
The agent, Maria, responded quickly when needed, was always available. The apartment electrics are somewhat eccentric and could be updated, the hot water was sometimes temperamental, but nothing affected our stay and we would recommend this apartment to friends.

Great location on interesting Roman street with little traffic,  mostly pedestrian, 15 mins walking from Termini station and 5 from underground. Several restaurants, general store and greengrocer. deli, artisan bakery, luxury cakes,entertaining steet life and lots to see within walking distance. The apartment has everthing essential, a bit basic, but a quiet back bedroom, comfortable bed, aircon and a lift for heavy luggage. This is not a luxury apartment and its electrics are eccentric, but it is clean and comfortable and fairly priced. The agents are efficient and responsive. Would recommend to friends.

Great location in Rome. Close to Metro, groceries, bakery, Colosseum, The Roman Forum and Santa Maria Maggiore Church. There are little shops and restaurants in the area. Wifi was excellent and air conditioner worked perfectly. A few minor issues: The kitchen faucet/sink needs to be caulked or sealed. Water is constantly dripping down below the sink and my wife had to constantly wipe it off every time we wash dishes. Otherwise, it was a good stay. I also want to mention that having a washer in the apartment is a nice convenience for our family. We will recommend this apartment to our friends. Thank you.

A great location in Rome a block away from the Cavour Metro station. Within walking distance of Santa Maria Maggiore. A couple of great restaurants in the neighborhood, and the Elite market is close by. The apartment served our needs very well. We suggested to the owner that some appliances be replaced. We would stay there again!

Appartement spacieux, calme, très bien équipé conforme à la description.
Il est idealement placé à Rome, dans une charmante rue semi pietonne offrant de jolies boutiques et des petits bars et restaurants select.
Metro et supermarché en bas la rue.
Le quartier du Monti ou se trouve l'appartement possède une situation ideale qui permet de rayonner facilement, à pied, vers les principaux sites à visiter.
Le dernier petit +: des livres, BD, guides touristiques, CD, DVD à dispostion qui font qu'on se sent comme à la maison!

I hesitate between average and good. Good for location in Rome and follow up by the staff and the owner as well. Average for pots and pans and furniture.

We took this apartment in Rome for 1 week, and loved it. Though the flat is a bit spartan, its prime location is a huge advantage. The neighborhood, Monti, is located at the very center of Rome, 10 min, walk to the coloseum, and easy walk to the hitoric center and all other major atractions. Opposite the flat you'll find an excellent bakery, and about 50 meters down the street there's a small, well stored and cheap food shop. Excellent tratorias all around. Be sure to reserve a place, it's a must, at "La Taverna dei Fori Imperiali", via Madonna dei Monti, 9, 06 6798643.

Apartment 298 in Rome is a fun place to live on a delightful street. The apartment is clean, quiet, and centrally located for public transportation and walking to a number of Rome's memorable sites. It is large enough and has enough seating to accommodate 10+ guests. Via Urbana has lots of small shops, many restaurants, and a character that charmed us. Strolling musicians came through the street or played at restaurants nearly every day. With windows open, one can enjoy memorable street sounds or close the windows and the apartment is very quiet. The air conditioning works very well and even on the hottest days the apartment is comfortable. We recommend this apartment.

Location. Location. Location! This apartment is located on a picturesque street in a great neighborhood with little shops, restaurants, and cafes. It is within a short walk from the Colleseum and easily accesses by bus. As for the apartment itself it was a little run down but not without charm. We felt safe and enjoyed our views of city life from our windows every morning and evening and my husband was able to get his cafe americana with only a short walk to the corner. Overall we enjoyed our stay in this apartment.

The apartment is in an excellent location, that is the best part of the rental. I think the price is above average in that the apartment needs a slight face lift. The bed is not as comfortable as it should be for the price that you pay. The bathroom needs repair, in that the shower head does not work properly and there was not a curtain that fit the shower properly so water would run off on the floor. The bathroom was not as clean as it should have been, there was mold on the tile and the shower curtain. Which did not make for a comfortable shower experience. The appliance need updating, but they work for what you would need. This is not an apartment for a family but either a single person or couple.
I think for the price that is charged the above items need to be fixed.
Overall, I would definately stay in Via Urbana, but not in this same apartment if these items are not fixed.

I hope this helps those who are looking for a place to stay in rome.

Owner Comments: Hi Julie, We do see your point, the thing is that you rented 3 nights over New Year's Eve and those are the most expensive nights ever, moreover our price in general is set to be most competitive starting from 5 nights since there are a lot of fixed costs for cleaning, laundry service, check-in/check-out service, etc.
However we thank you a lot for your feedback and we're lowering the price until we find the time to refresh it. Shower head and curtain have been changed now. We don't see any mold, but we're having the tiles re-cleaned thoroughly.

Excellent location in a charmimg part of the ancient city. 
Rafaella at Roman Reference was most helpful. Except for the missing shower curtain, everything was in good shape. Apartment was clean, well-equipped and well-maintained.
Will defintely use your company again!

Terrific apartment, in a very good location. Along a pretty cobbled street with restaurants, bakery and convenience store. There is a small supermarket 5 mins away. But best of all is the location, 15 mins walk from the colleseum and a metro at the end of the street. Stayed very comfortably as a family (2 early teen kids).everything worked and was well appointed.

nous avons pu visiter "tout" Rome à pied, station de métro, arrêt de  bus et gare Termini à proximité.
des petits restos très sympas, bons et pas excessifs dans les petites rues tout autour, nous ont permis, après de longues journées de visites, de nous restaurer sans aller trop loin !!

The apartments are comfortable, everything is working, are there airconditions in all rooms...Cleen, quiet. The staff is exellent - respond very quickly, helpfull and speak good english. I highly recommend to rent taxi from staff - it's cheaper and more comfortable.
The location is very good - 2 min from forums, the street is quite.
The only minus that I've found - there is no microwave in kitchen.

Very sorry the cleaners didn't make the bed, this shouldn't happen but it may, when the laundry service doesn't coordinate well with the cleaning service. Remember that our office is just around the corner, just give us a call next time and we'll immediately send somebody to fix the problem.
UPDATE : The support for the shower has been fixed and shower curtain has been changed. The handling of the apartment has been done.

My wife and I stayed 10 days in this apartment. Although we found the apartment itself a little tired and the furniture in need of upgrading, it was clean and adequately supplied with things like pots and pans, cutlery, dishes, etc. It was also quite roomy and the windows kept the noise from the street out so was quiet, especially at night. My wife hated the shower set-up (handheld shower in the deep bathtub but no shower curtain.) This apartment's best feature is the wonderful neighborhood in which it sits: loads of excellent and affordable restaurants and bars, some funky little stores, a very friendly and well-stocked grocery stores a block or two north of the apartment. The train station, the Colosseum and the Forum were each about 600m from the apartment and the Cavour Metro station was about a 2 minute walk (buy a four or seven day transit pass for unlimited bus, Metro and tram travel - the best bargain in Rome.)

The key changeover went smoothly at 8:30 at night and Roman References couldn't have been more co-operative or efficient, especially Paola who seemed to respond to emails at all hours of the day or night and who, when we locked ourselves out of the apartment, drove over to let us in. She was amazing and I'd like to take this opportunity to publically acknowledge her outstanding performance. 

I would like to suggest that the owner consider some other form of payment than cash. This was a big nuisance for us since it meant we had to carry a wad of extra cash along with us during the first week of our holiday when we were in Barcelona. Credit card or bank draft would have been much safer and more convenient for us. 

To sum up, we had a great holiday in Rome and more than a little of the credit for that goes to Roman References. Thanks.

Excellent location for sightseeing, public transportation, dining and groceries. Nice apartment with moderately amount of space and nice library.  However, smells of tobacco smoke and could benefit from a coat of paint.  Some evening/night noise.  Overall, good apartment.

Location good, but the apartment needs some attention, eg missing light bulbs in kitchen. No chopping board, although otherwise kitchen reasonably well set up. WiFi didn't work when we first arrived although Enzo did get this working for us. We could never work out to turn on the TV, only to play DVDs. Better instructions would have been helpful, specific to the apartment eg for where to dispose of rubbish.

Thank you very much for taking the time to leave us a feedback. The light bulbs in the kitchen have been replaced and all problems fixed. The Wi Fi has been quickly fixed (there was no problem in fact, the modem just needed to be switched off and on again) during the check in and has been working properly during the entire stay. The keyholder won't be the same for future rentals and precise instructions will always be provided to future renters. We hope that beside these small issues you enjoyed your stay in Rome and the apartment.

Very nice neighbourhood, surroundings and athmosphere in the flat. The fridge is noisy but the interior design is tasteful and you get a homely feeling. Tell the owner please we like the flat. Greal location. Quiet street. Very nice restaurants nearby. Close to a metro station.
The apartment was very spacious and pleasant, thought it needs some minor repairs -- loose floorboards/tiles, some burnt out light bulbs, etc. Washing machine instructions in English would have been very helpful -- it took us quite a while to figure out how to use it.
It would also have been very helpful to have a second key in case we lost one or one of us needed to go back to the apartment without the other.

Super location, 2 minutes to subway, 5 minutes walk to some great little restaurants and cafe's, even a good little grocery store. 15 minutes walk to Termini (the main railway station.
If you are visiting the ruins, its one stop on the subway or a 15 minute walk to the forum.
As for the apartment, very functional, very private building, bedroom at the back away from the street, good size kitchen living room, even a pull out sofa

Excellent location, you provide all basic needs, good job. ( toilet seat was broken off the toilet. there was no seal in the expresso maker but we bought one- you might want to srape and reseal tiles around bathtub. The black may be mould and other people may complain).
Enzo was Great! Having a map of italy in the apatment might be useful for tourists.

A great apartment for 2-4 people, this apartment is spacious and clean. Decorated in a contemporary style, with select art-work, this apartment is a great place to relax after touring the sites of rome. Close to many of rome's main attractions, including popular restaurants and bars, this apartment is in an excellant location for couples or families looking for comfort in the city center. I recommend this apartment and would happily stay here again.
