Promotions

How do I offer promotions for my apartment listing?
Listing your apartment on our website is free of charge.

We will need 5 to 20 pictures of the apartment, possibly a video description and your weekly base rate.

After reviewing the photos we will send you an easy description form to fill out. Upon being published, you will be provided with a personal login.

With the exception of apartments in Rome and Paris, we do not provide any additional services beyond website listing.

When you advertise your apartment with us you will be required to provide your check in procedure and contacts. This information is given to the client after the booking has been confirmed.

We advise renters to provide their arrival time at the moment of booking and to call the owner or his agent before leaving the airport or one hour prior to arrival at the apartment.
No problem. Ideally you log into your back office on our website and block the dates yourself, alternatively you email us and let us know which dates must be made unavailable on your apartment.

We don't work in exclusive and welcome the owners that advertise on several other websites. We believe competition only works to our mutual benefit giving you less vacancies and us an incentive to constantly improve. We only ask you to inform us or block the dates on your calendar when your apartment becomes unavailable.
The apartment is and remains always 100% yours and you use it as it pleases, provided it's ready and available for the time of the confirmed bookings.
We take 9% to 14% + VAT of the posted price to Instant Booking apartments and 14% to 19% + VAT to On Request apartments.

The commission is added to your net fee by our software and is paid by the renter at the moment of booking.

The net fee you agree with us is paid in full by the renter directly to you. To decrease our added percentage to the minimum activate the instant booking and update online your availability calendar.

Please note: If you create a damage to us (ie cancel a booking, request hidden prices not included in your net fee, etc) we will raise the commission by a measure of 20% until we deem the damage refunded.
As the owner, you are responsible to fix the problems and/or refund the renters in case something in the apartment stops working. We're more than happy to assist you when arbitrating and communicating to the renter during these cases.

Please beware that complaints about your apartment may result into the deactivation of your listing from our website without further notice and always remember that clients are invited to provide us with their feedback after they leave your apartment. Good feedbacks are one of the most important ways to promote your property.

If the renter misbehaves we will provide you with all the necessary information to follow up.
No, we're sorry. We are based in Rome and we can't yet provide this kind of service in other cities.
Listing your apartment with us is free of charge and you'll never be asked any commissions.

The net amount agreed is always paid directly by the renter to you.  When the renter places the booking, she has to pay our commission to be put through to you.
The Instant Booker owner guarantees to keep his calendar updated.

The On Request owner has 24hrs to accept or deny a booking request. This option results on a higher commission to the renter and a much lower turn-over of requests (up to 80%) since most clients prefer booking instantly.
While we will take all possible efforts to funnel as many bookins to your apartment as possible, we are not responsible in any way if your property stays vacant and we don't guarantee bookings.
If the renter cancels he will lose the money paid in advance to us, which we will pay in full (except VAT) to the owner unless the apartment is rented to another party for the same rate (in which case we'll refund the renter).

If the owner cancels he will pay the renter a fee equal to the amount the renter paid in advance or have us raise the commission on the apartment by 20%. Either way we'll have to offer a full refund or an upgrade to the renter.
We use an algorithm that includes:

-the market value of the apartment,
-its conversion rate (ie: the ratio visitors/bookings),
-the promotions
the owner activates,
-the quality of the collaboration with the owner
-last but not least, the ratings received by renters.

You can influence all of these factors by making your apartment more efficient and beautiful; activating the promotions, most importantly the instant booking; replying swiftly; providing good pictures; adding a video; etc.

All actions contributing to a better experience for our website users will contribute to improve your quality score.
