Nice apartment in an excellent location. Comfy beds....not always a given especially in Roma.
Simona a great hostess, even had an assistant on hand to help with our very heavy bags..up 60 stairs.
Would have given it a 5 star rating however construction started on the facade of the building and a neighbouring apartment on the Monday of our stay. Very noisy and intrusive, and not at all expected.

Fantastic location right in the centre of Rome, easy walk to most of the sites. The appartment was beautiful, really spacious, clean and comfortable. We were a family of 2 adults two kids (age 6 and 3) and it was perfect. Although quite a walk up the stairs, it was well worth it - the air conditioning was a blessing in the 43 degree heat of an August heatwave!
Simona who owns the appartment was really friendly and helpful, good advice on restaurants, supermarkets and sights.
I would definitely recommend this apartment and happily stay here again when we visit Rome again. Might avoid August as it was incredibly hot and not all the restaurants were open (including the two nearest to the appartment) , but really there are so many this wasn't a problem.
Thanks for making our stay in Rome so wonderful.

The apartment was charming and spacious and had a very homey feel to it. We are a family of five with three children under the age of 12. The sleeping accomodations were terrific for us. One room with a double bed that slept two people. A second room with bunk beds and a fold out double in the main living room that slept two people.
We found the apartment to be exactly as advertised and it actually exceeded our expectations. The location was terrific in that we were in a vibrant area just a block from Via Del Corso and several blocks from the Spanish Steps. Everything we wanted to see in Rome (Colosseum, Vatican, etc.) was within reasonable walking distance from the apartment.
Our hostess met us at the apartment showed us around, answered all of our questions and then some (both leading up to our departure for Rome and on our arrival at the Apartment). She even arranged our transfer on arrival from the airport.
The only negative which didn't bother us is that it was a third floor flat and there is no elevator. If you have difficulty with stairs this would be something to keep in mind.
I would absolutely stay here again if I were returning to Rome.

Beautiful apartment, excellent location (central, but on a quieter street), very friendly and helpful owner. The apartment was spacious, comfortable, and well set up for actually cooking.
There was a lovely open air produce/fish market down the street where we bought snacks & food to make dinner each night, which was amazing. Also a well-stocked grocery store and a good caffee/gelateria (Ciampini) just around the corner.
Only minor issues were fluctuations in amount of hot water available. Street noise did not bother us--the bedrooms face an inner courtyard and were nice and quiet.

Great location and comfortable. We were unfortunate enough to arrive when there was the worst snow in Rome for 20 years which led to the driver not making it to the airport to collect us (Simona informed us by email but we had already left) and there being very few taxis which meant we did not arrive at the apartment until 2am, but Simona was still their to meet us and give us a good intro. Having arrived so late we really appreciated having the pastries and wonderful coffee.

We stayed with our 2 children aged 8 and 5 and spent 6 days walking around Rome. Perfect location, central yet quiet. Clean comfortable appartment, with plenty of space. Very easy and efficient collection of keys. We would definitely stay there again and recommend to family and friends. Great choice.

Just returned from a holiday week in Venice and Rome! the apartment is at a perfect location for the 5 of us and we were able to walk everywhere during our 4 days there. It is in an extremely stylish area right around the corner from the Spanish Steps and the pedetrian streets with all the designer stores. Taxis, restaurants, shops are all around the corner from the apartment. The apartment is well-maintained although we had some trouble with the heating system because we didn't pay attention to the instructions. A caution for those of you who do not like to climb stairs - it is four flights up. We didn't cook in the apartment at all, but did use the washer a few times. We walked to the Vatican in about 30 minutes and the same time to Imperial Rome. I would definitely recommend this apartment to others!

Wonderful apartment. The location was excellent, near the Spanish Steps. We arrived by train and took a taxi to the apartment (8 euros)
otherwise you can take the metro. Straight walk down Via Condotti (road leaving the Spanish steps) then turn right onto Via dell'Arancio (a small side street will see 2 outside cafe's set up). Also took a taxi to the airport as the taxi stand is right around the corner. There is a market, grocery store, restaurant, coffee shop, etc right around the corner. Walking distance to the Vatican, Colosseum, Piazza Navona, Trevi Fountain etc. Street noise was due to the extremely busy restaurant below but didn't bother us. The water cycles hot/cold, you just have to get used to it. Nice to have air conditioning, we only had to use it twice as the open windows provided for a excellent cross breeze. I would definitely recommend this apartment. Lots of room for up to 6 people. Only draw back would be if you have trouble climbing the stairs as there is no elevator.

The four of us loved this apartment. The location is simply perfect -- turn two quick corners and you're staring at the Via del Corso and the Spanish Steps -- and you can't beat the price (something I can say after many, many hours of searching the web). The kitchen and living area are roomy, and the bedrooms are cozy. Both baths are clean and modern. Unlike other reviewers, we weren't bothered by street noise or any shortage of hot water. The AC was divine in the heat of July, and the 60 steps to get to the apartment seemed to diminish as the week went on! If you want to cook, be prepared for two tiny gas burners and no oven -- but we made do. All in all, we highly recommend this apartment -- truly a home away from home.

Very nice apartment, excellent location. Market, bakery, taxi, pizzeria, restaurants all in the very short distance.

This was an excellent location. Sights, shopping and restaurants were nearby. We were a family of five adults. The owner/host Simona was very nice and thoughtful. She arranged for a car to collect us at the airport and left lots of towels, tea and biscuits for us. There was some noise at bedtime in the front room coming from the street downstairs, but not enough to deter us from coming again. It was very cozy. We would definitely recommend it to others.

We gave the apartment a rating of excellent (plus) with the following comments.
We have stayed in many self-catering apartments in Italy and France.
apt328 was by far the most charming and the best equipped. The location in the heart of Rome makes it convenient for shopping and sightseeing, and we had no difficulty in finding excellent restaurants nearby. Simona was charming and extremely helpful, which made our three week stay even more enjoyable.

We loved our stay in Casa Arancio! It's perfectly located for touring in Rome, and it is very well equipped. There were teas and coffee on the shelf and breakfast treats in the cookie jar, and plenty of dishes and towels. The space is very comfortable for up to six people... our vigorous touring schedule was all the more enjoyable because we had a place to relax between activities. I saw past reviews that told of running out of hot water for showers... we found that the shower heads deliver a very strong stream... we were perfectly content turning the pressure down a bit which made for plenty of hot water for multiple showers. The only drawback is that it's a little noisy... the street noise on the kitchen/living room side is charming, but we country folk found the noisy neighbors less than soothing at bedtime. That wouldn't stop us from returning, though... we think this apartment made a wonderful home base for our trip!

Stop looking for an apartment...you've found it here. I spent 6+ hours looking for an apartment in Rome to rent for 4 days, and you will find, as I did, that you save about 40% or more over hotels and have much nicer amenities. Simona is great and has this apt. furnished with everything you need for a comfortable stay. There are a couple of markets within 3 minutes walking with fresh bread, vegetables and fruit. A meat and wine store are right around the corner, and one of the best restaurants we ate at in all of Rome, Setemio's, is directly underneath the apt at street level -not pricey either. The apt was quiet, clean and the beds comfortable with plenty of extra linens and towels. The a/c worked well. There is some renovation work going on somewhere in the building but the work didn't start until 8:00am...but at 8 be prepared to wake-up! Some people complain about the stairs -3 flights- but really, you're walking all day anyway - right? Simona is available by phone for any problems, but we had none. Also the location, especially for the price, was unbeatable...
This is the place to be!
Grazie e ciao Simona!

Thank you for your email. Unfortunately I do not seem to be able to click on the websit reference, but I am happy to give my views on the appartment in Via del'Arancio, Rome, that my sons and I recently rented.
It is a beautiful, comfortable appartment, well furnished and equipped with good air-conditioning that was essential during our visit! We were given a warm welcome from the charming owner. It was wonderful being so central and yet so quiet and within walking distance of almost everything. We thoroughly enjoyed the alimentari at the bottom of the street, the market and the restaurant below the flat.
There are only two small faults: one, you have to be careful not to have more than one bath/shower at a time because there is only enough hot water to have one or the other before it has to heat up again (it might be a good idea to warn people); secondly, we could not get BBC on the TV even though we were told we could.
I would give this flat five stars *****! It was priced well and was good value for money. I would definitely stay there again and I would recommend it to anyone except someone who cannot climb so many stairs.
